This 1.09-acre island site benefitted from planning permission for 90 private apartments, 15 affordable apartments, and 7 commercial properties spanning a gross internal area of 186,000 square feet with a gross development value in excess of £250 million.

The site was offered for sale on the open market in 2017 however suffered from various complexities, which amongst others, included title issues, rights of light matters, and prohibitive s106 obligations, which resulted in it not finding a buyer.

Mayfield were engaged to unlock the site by addressing and resolving the various complexities which it oversaw through the appointment and management of the technical team and specialist solicitors. Having successfully resolved all complexities, Mayfield undertook the financial modelling and arranged the finance that enabled the project to proceed.

The development was completed in 2021.
