This redundant three-storey 1960s commercial building was acquired in an off-market deal from Imperial Tobacco Pension Fund with planning permissions in place for a new build scheme spanning 35,000 square feet and comprising 21 apartments, a ground floor retail unit, and a basement car park.
Mayfield procured the implementation of the works as construction manager; the demolition scope commenced the day after completion owing to the three-month delayed completion that was agreed with the seller.
A further planning application was submitted to increase the number of private apartments to 25, as well as to increase the space of the retail offering, which was subsequently approved by Hounslow Council.
The development was completed in 2021.
